traditional maintenance tools. Dust mops will just push dry soil into the grooves and then wet cleaning
will turn the dry soil to mud, just like in grout around ceramic or natural stone flooring.
Rotary brush action will not cause the brush
bristles to interact with the deeply imbedded
soils in the grooves, so again to the rescue the
counter rotating brush action will cause the
brush bristles to dig deeper into the grooves and
dislodge the impacted soils. Be careful in brush
selection for the Counter Rotating Brush selec-
tion as a too stiff brush can cause scratching of
the wear layer if not careful. Use the same pro-
cess for interim maintenance on ceramic or nat-
   ural stone grout.
So, now we get the idea. Maintenance is a multi-
layered process or series of processes designed
to remove soil first and foremost. The processes
used need to fall into a budgetary column when
involving cost and labor rate issues. But neither
cost or soil removal can be sacrificed when de-
veloping a maintenance plan. The plan has to
be adjusted to fit all aspects of the buildings needs by employing different strategies for different uses.
And remember, the better you maintain your flooring, the longer it will last and this means the product
is amortized over a much longer period of time.
The next article will explore the restorative services models for different flooring types.
